Your mindset is wrong. The easiest method is to name your own price. But I am certain this price will not be accepted by your partner. What you want is a fair price that both sides can agree. There are 2 ways you can do it: a. Appraisal - this will be the most accurate estimate. However, the appraisal is going to cost you. b. Averaging - This may not as accurate as it seems (as other factors contribute to sale price). But this will be easiest way to do. What you do is you research the per square-foot price of all sold transactions within the same block (or similar unit) 12 months prior. Then you calculate the average per square-foot price and apply to your situation.
